How your project is priced
No guesswork at the start and no surprises at the end. Pricing runs alongside design rather than after it.
Design agreement
A written agreement covers the design phase: measured drawings, plans, selections and any engineering, for a fee set before work starts.
Priced as it’s drawn
We price the design as it develops, so you see the cost of a decision while it’s still easy to change.
Line-item proposal
Design ends with a detailed construction proposal: every trade, material and allowance listed, with a schedule attached.
Allowances in writing
Items still to be chosen, like tile or light fixtures, carry a written allowance. Choose above or below it and the difference is clear.
Contingency for older homes
Houses built before the 1940s hide more. A stated contingency covers what investigation can’t reveal, and you see when and why it’s used.
Changes priced first
If you change something during construction, the cost and schedule effect are priced and approved before the work happens.
Questions about cost
Ready to narrow the range? Book a consultation and we’ll talk through your project.
Do these ranges include design fees?
Yes. The planning ranges include design, engineering where needed, permits, labor and materials at typical allowance levels. They exclude furniture, decor and, for custom homes, the cost of land.
Why is there such a wide range?
Two kitchens of the same size can differ by a factor of two depending on whether walls move, how the cabinets are built and what the counters are made of. The range narrows quickly once we have seen the house and you have a sense of the finish level you want.
When will we know the actual price?
At the end of the design phase, you receive a line-item proposal priced from your drawings and selections. That is the number construction is based on.
What happens if the design comes in over budget?
Because pricing runs alongside design, you see the effect of decisions while they are still drawings. If the total drifts, we look at scope, sequencing and finish choices together before anything is built.
